CHECK OUT THE IMAGES OF OUR 1 Bedroom flat BELOW.In hot countries bright colours work much better than in a cold damp climate like England.If you look at most photagraphs from places like Brazil and Portugal you will see bright colours are far more in evidence.In sunny climates they look right and add passion and warmth.When decorating an apartment you need to bare this in mind and the rule is to start off with neutral one coloured walls and add your bright colours via the contents.To keep the room balanced you need to add the colours to all four sides of the room or it will look cold and drab.
For this apartment we have chosen orange for the needed bright colours and the walls are a stone colour.It really works in this sunny hot climate.You would not likely use bright orange in England but in Portugal it really looks right.
To keep the room balanced the colours in the sofas warm up one side of the room.The patio door wall used to look a little cold and bland with the mostly white curtains but now looks much better as we have added orange full length airy net curtains.We had seen the Portuguese do this and took inspiration from them.The other side has been warmed up with the colour added through accessories to the chairs and pine table.It really has transformed the warmth and vibrancy of the room.It has come to life!.We have revamped the front room with cosier furniture,making the room look far more inviting.Two lovely small two seater sofas have been added which blend with the general colour shceme.Floral covers in warm peach to pink look just right.They are on the smaller more petite size to suit the room.Even though the room is fairly large it does not want the big clumsy furniture so prevalent in the shops today.Unfortuneatly I can not show photographs as despite trying to be organised I forgot my rather expensive camera.One needs a good quality camera for putting photographs onto a website. So it was no good buying a cheap camera for now.So you will have to wait till our next visit probably in april.We have also purchased a single bed which folds into a large poufe.It is larger and sturdier than the occasional beds of this type;so often seen in holiday apartments.The cover wants to be changed at some time to better blend into the room.To upgrade this apartment further we have added at great expense,English sattelite tv.So all in all we think this is a great visit improving standards we offer to those wanting to rent an apartment in the East Algarve.

Above is the new look for the front room of the apartment and below is the old look.Photographs cannot totally capture the warmth and ambience created by bright colours in these sunny climes.You would feel it as soon as you walk into the real room.Of course these new sofas add much luxury to the room when compared with the old sofa bed.See how color is added to the small wall by the door with just a small lamp and the floor is warmed up with 2 bright matts.You can only see one of them in the picture.We call it a small room but it is around sixteen by fourteen feet.Much bigger than most UK fornt rooms.The end you cannot see is patio doors and tv.
apartment I am showing you some pictures of our 1 bedroom flat .The plan is to give you some idea what a flat in the Algarve can be like.It is situated in the east-algarve near Tavira;in a small village called Conceicao.The lovely fishing village of Cabanas is 10 minutes walk away.
This is a more modern flat,having been built after the year 2000.Which brings us to an important point to consider when renting.After 2000 Portugal joined the European union and all properties built after that date had to conform to EU rules.So any property built after 2000 will have wider drains and plumbing will be to a standard you are used to in the UK.Plumbing prior to 2000 often left a little to be desired and drains tend to be easily blocked.This does not mean all older properties will be problematic but it is a point you should consider when picking a property to rent,or buy for that matter.If buying you might think building work and renovations will be cheaper than in the UK.This I can assure you is not the case.In my 2 bedroom flat on the same site I wanted to change a window to french doors.The best price I could get was I reckon,twice what it would cost in the UK and that was from a small local builder.One bigger company was twice his price.So be very carefull when purchasing property in Portugal especially if it needs work doing to it.
.All property in Portugal tends to be built and designed to keep the interior cool during most of the year.So if you are going to the Algarve in the winter,whilst you can still get warm sunny days the evenings in your rental property can get quite chilly.Do not let that put you off winter breaks in the Algarve,we have had breakfast on the balcony of this flat on January 1st.Just remember to take some warm clothes for the evenings.
All property,apartments or for that matter villas and townhouses are much healthier places than in the UK as few carpets will be found over there.Tiles are the norm throughout,though you do find some wooden floors.So cleaning and hygeine tend to be much easier.
It came as a suprise to us that with modern plumbing in a property you can drink the water in the Algarve from the tap.However we still boil ours,having got into the habit before anybody told us.I would certainly advise you to boil the water in older properties as you never know what the water pipes are made of.
Security in Portugal is generally much superior than in the UK.They do not seem to have much crime but security shutters can be found on most properties,certainly all the newer ones have them.I think this is a real boon for the safe feeling it gives you at night and great for your property when you are out.
Image showing how we added colour to the table side of the room..A warmer picture in red to orange and black shades.Tablecloth made in and purchased in Vila Real Santo Antonio.An orange bowl bought in Vila Real and a bouquet made up by ourselves,the sand is just poured in in coloured layers,the pebbles add some natural texture and the flowers blaze with different shades of orange.You also see the orange roses in gravel block alongside the excellent new tv with english satelite added.A real boon in a strange country,I can tell you.Note also the airy lightness of the Portuguese net curtains. You can just see the bottom of the green aluminium shutters which add such wonderfull security.As you can see they fold back completely out of the way.
See the two new sofas which we think were made for the room!. The old sofa bed was usefull but it was time for it to go after Portuguese cyclists half destroyed it.
Below the bathroom or at least half of it.The side you cannot see holds the bath and a shower.The vanity unit the basin is set in is real marble;both the top and the bottom shelf.The floor is fully tiled as are the walls.So it all adds up to a reasonable sized luxury bathroom.Yes that is a bidet next to the loo;to wash your feet in! What else would it be for? We buy nice nick nacks for the bathroom but our German cleaning lady moves them out to keep cleaning quick I guess. She is really good so we go with her!
The next picture shows a reverse view of the louge,which is a very decent size to relax up to four people without any feeling of being overcrowded. This is a night time photograph showing the warmth the colour scheme gives at night.It is really cosy.Plus you can see the security shutters which keep you totally safe at night and the patio dopors which open onto the apartment wide verandah.
The verandah is just perfect for both breakfast and dinner.Lunch as well for that matter if you have a lazy day,going nowhere. Sometimes you do want a lazy day,either to relax and recoup or even to give your holiday euros a well earned break!
In Portugal I can assure you you do want to eat outside,even in the winter time with its many very pleasant sunny days.
>When looking for property to rent in the Algarve it is very beneficial to go for a modern property built after year 2000.Or at least go for one where the plumbing has been modernised.This can save you a lot of embarrassing plumbing and drain problems.Our 2 apartments were built after year 2000
Below the good sized double bedroom in this lovely and popular 1 bedroom apartment. It has two single beds which allows more versatility as they can be apart or pushed together to form a double bed,if wished.
Note that there are security shutters at all windows and the patio doors in the lounge.
We smartened the kitchen up a bit on our last visit in March 2011.It is not a big kitchen but it is more than adequate for a 1 bedroom apartment.Everything is nicely to hand and is well equipped as long as people replace their breakages.I must confess we have not bothered with a microwave so not to take up too much work surface.It is really nice to have a dedicated kitchen room when on holiday.So often you have a kitchenette in the living room;which personally I do not like.These apartment were built as residential homes and it shows.They are classier than those built as holiday flats.
The next picture shows as much of the verandah as we could get in the photograph.It is around 14 feet by 4 ft.So is plenty big enough for 4 persons to sit around the table and have a relaxed meal.
The roads on this urbanisation are very wide so you do not feel overlooked and you can park your car right outside.In august the parking can be pretty hectic but there are more than enough spaces.
From the verandah the outlook is pleasant and you can se accross to where the public pool is situated and there are plenty of garden areas and greenery around you.
It is a very pleasant verandah to while away the time and do a spot of sunbathing.
The next photograph is taken off the verandah looking across to the Old Church and past to where the public pool is located.It is not just a pool but a bar and restaurant cum cafe.
The pool area also has an internet cafe for occasional keeping in touch back home.
Unfortuneately the cost of internet to private dwellings is still prohibitive in Portugal and does not go with our ethics of providing affordable high class accommodation.What many people do not seem to appreciate is that our prices are so good that they can easily afford to hire an internet WiFi dongle and still be very much less than any comparable apartment. In fact you will pay much more for a dank dark hole than you do for our classy,bright modern dwellings.
Why do we do this? Well we can afford to as we have no borrowings on the apartment ,s. We also like tofeel we are helping less fortunate families have a holiday in the sun.Sadly we are not big enough to get special deals for our clients from the airline companies.
Next picture shows the view right in front of you as you look straight out from the verandah. If you walk down those steps and turn left out to the main road.Towards the roundabout then right towards the railway crossing,you head straight down to Cabanas set on its own lagoon.The superb beach is reached via boat taxi.
Before you get to the raiway lines you will see Tracy Turs,this is where you can book all kinds of trips. The historical algarve tour is good value for money as is the half day trip to Loule market. The coach trip to Seville is a must do,if you possibly can!As is the trip to Lisbon. There are plenty of coastal boat trips and going to the ZooMarine to see the dolphins plus plenty more.
At the opposite side of the apartment from the verandah is the front door,which you could be forgiven for thinking was the rear of the property but is actually the front!
This area,although a walkway can also be used as a verandah,either when the sun is on that side of the building,or to sit in the shade when the sun has passed over the building.
This is truly a very versatile apartment and is well loved by virtually all who have stayed.
These apartments were actually built as homes.Not lower grade holiday apartments. So you have all dedicated rooms.So for example there is a separate kitchen,which is much nicer than having to cook in your lounge as most holiday properties are set up.

I hope the apartment pictures give you some idea of accomadation in the Algarve.This is a high grade apartment which I rent out to holidaymakers.
It is situated on a very pretty Urbanisation in the eastern algarve called The Urbanization Do Lagar.This site was developed by the local Camara (council)as their show piece to be seen as you enter Conceicao.Designed for both Portuguese and English to mix together.Something I think it has achieved very well. As I said earlier it is 10 minutes walk from the very popular Cabanas.Which is situated on a lagoon so is very pretty.
Wonderfull Tavira,the very traditional Portuguese town is just 10 minutes drive,with its brand new shopping mall.This is the playground of the Northern Portuguese and is a well kept secret which the English are just beginning to discover and love.
The Three Barrels traditional pub is new and just 5 minutes walk from our properties.It is on the neww O Pamar development and has quickly become very popular with all nationalities.Many nights they have live music and it is very family friendly with plenty of room for children to safely run around safely in view of mum and dad.Join the growing English and Irish community in this lovely and increasingly popular area. Short Walks Around the Apartment
1)The first and most obvious walk is down to Cabanas.Leaving the apartment you will head downhill towards Cabanas.You will cross the Urbanizacao do Lagar roundabout and then past the booking office of Tracy Turs.You will start going up a small incline as you cross the railway line.Once clear of the railway you will head down a slope with an orange grove on your right.To your right a road goes under the railway and goes right and around to the International camp site where you can find an internet cafe and they have a proper clean swimming pool which we can recommend.Please no condominium pools if you wish to stay healthy (there filtration systems are never adequate particularly in hot weather and a lot of people are in them).
Reach the bottom of the slope and you will be abreast of the Opamar estate where you can wander around to the 'Broken Barrel' traditional pub'.Now you will go up a deent slope with a picturesque small estate agents office to your left.The road gets quite wide here.As you go up the slope you will see some very traditional small dwellings all whitewashed behind a natural stone wall.Get to the brow of the hill and round a slight right hand bend and you will get your first glimpse of the Atlantic Ocean.You will see a long incline sloping down to the village of Cabanas and the sea beyond the fishing village.You now stroll easily down to Cabanas and the waterfront.You will pass the older holiday resorts of Pedras de Raina and a very lovely old hotel.You enter the village with a supermarket on your right,past the Irish pub and past a few small shops and come to a T junction .In front of you is the boardwalk going to your left and right,overlooking the lagoon with the sandbank and the beach on the opposite side.
it is a nice walk any day but if it is sunny it is fabulous and you will feel yourself relaxing the nearer you get to the sea.
